Building Condition and Recommended Actions Reports

Understand what needs attention, what can wait and the sensible order of work before committing to repairs.

Understand a defect before paying for repairs

Damp patches, repeated cracking, deteriorating external finishes or conflicting repair suggestions can leave owners unsure what to do next. We record visible findings, explain the priorities and identify where further specialist investigation is needed.

What your report contains

The agreed inspection scope; areas inspected, inaccessible or excluded; an executive summary; photographic findings; priority ratings; recommended actions and sequence; matters requiring specialist advice; and the inspection limitations. You receive an electronic PDF and the clarification call or meeting included in your service.

A fee based on the instruction

Complexity, access, inspection time, analysis, reporting time and the number of areas, units or buildings all matter. Property size alone does not determine the service. We review the available information and confirm the scope and fee in writing before attendance.

Additional investigation and decision support

Separately agreed services can include targeted diagnostics, budget and priority schedules, detailed remedial work scopes, quotation comparison, planned maintenance programmes and post-work verification. The method, cost and limitations are explained before proceeding.

Booking, access and turnaround

A 50% payment confirms the inspection, with the balance payable before report release. Reports are normally issued within five working days of inspection. Parking, permits, tolls, specialist access and travel outside the included local area are agreed separately before attendance. Quotations are valid for 30 days.

Visual and non-intrusive

The service records conditions visible and safely accessible on the inspection date. It does not automatically include opening-up, structural calculations or design, asbestos surveys, fire-risk assessment, electrical or gas certification, drainage CCTV, valuation, measured surveys, drawings, planning or Building Regulations applications, laboratory testing, detailed repair specifications or specialist access equipment. Concealed or intermittent defects may need further investigation.

Use the report independently

You can use the report to brief existing contractors, obtain comparable quotations or plan phased work. Verulam can separately price remedial work if instructed. Reports are for the named client and agreed purpose; other-party reliance requires written agreement.
